Mold & Water Damage in Meridian, ID

Meridian grew fast, with much of the city built since the mid-1990s on former farmland, often over crawlspaces. Newer homes have fewer old-pipe failures, but they bring their own problems: damp crawlspaces, tight houses that trap humidity, and plastic supply lines at appliances.

What to look for from the crawlspace hatch

You don’t need to crawl in. Open the hatch (often in a closet floor or the garage), use a strong flashlight, and look for these. Don’t enter if there’s standing water or exposed wiring.

  • Is the plastic intact and dry on top?The vapor barrier should cover the dirt fully. Pooled water, torn sections or bare soil let moisture into the space.
  • Any standing water or wet soil?Common in summer near irrigation laterals and on lower lots. Water under the plastic shows up as bulges or a dark sheen.
  • White or gray fuzz on joists?Growth on the underside of the subfloor or on the floor joists is the most common crawlspace mold.
  • Insulation hanging down?Batts that drop from between the joists are often wet and heavy.
  • Drips or wet spots under bathrooms and the kitchen?Look directly below toilets, tubs and the sink. A slow leak shows up here first.
  • Are the foundation vents open and clear?Vents blocked by landscaping or bark mulch trap moist air.

Why newer homes still get wet

Subdivisions across Meridian, from the older streets near downtown and Main Street to newer neighborhoods south of I-84 and out toward Eagle Road and Ten Mile, were built quickly and to tight energy codes. That keeps heating bills down, but it also keeps moisture from cooking, showers and laundry inside unless ventilation is working.

Many neighborhoods sit beside irrigation laterals and pressurized irrigation systems. In summer, groundwater on some lots rises enough to dampen crawlspaces that are dry the rest of the year.

Plumbing in newer homes is typically PEX, which resists freezing better than copper. The weak points are the connections: washing machine hoses, fridge ice-maker lines, toilet supply lines and water heater fittings.

Musty smell in a newer Meridian home? It’s more common than people expect. A crawlspace moisture check is usually the first step.

Questions

Common questions

Why does my newer Meridian home smell musty?

The most common sources are a damp crawlspace, a slow plumbing leak under a bathroom, or indoor humidity trapped in a tight house. A moisture check of the crawlspace and bathrooms usually finds it.

Should my crawlspace be vented or sealed?

Both approaches exist. Many Meridian homes were built with vented crawlspaces and a ground vapor barrier. Encapsulation, which seals and conditions the crawlspace, is an option where moisture keeps coming back. We explain the trade-offs for your home.
