Water Damage Restoration in Eagle, ID
Larger Eagle homes have long plumbing runs, extra bathrooms and rooms that sit unused for days. A leak can run for weeks before a stain appears. Use this guide to narrow it down before it turns into a ceiling collapse or a mold job.
- Meter test
- Thermal imaging
- Slab leaks
- Irrigation lines
Six steps to find a hidden leak
Work through them in order. Each one narrows the search.
Do the meter test
Turn off every faucet, appliance and the irrigation. Find the water meter (usually in a box near the street), note the reading or watch the low-flow indicator for 15 minutes. If it moves, water is leaving somewhere.
Rule out the irrigation system
Shut off the valve to the sprinkler system and repeat the meter test. If the movement stops, the leak is outside in the irrigation lines, not in the house.
Check the toilets
Put a few drops of food coloring in each tank. If color shows in the bowl after 15 minutes without flushing, the flapper is leaking. This is common, cheap to fix, and doesn’t damage anything.
Walk the house with your hand and your nose
Feel the floors for warm spots, which on a slab can mean a hot-water slab leak. Smell under sinks and in closets next to bathrooms. Look at ceilings under every upstairs bathroom and the laundry room.
Check the rooms nobody uses
Guest baths, bonus rooms, wet bars, the casita. Run the faucets and showers, then check the cabinets and the ceiling below.
Still not found? Bring in the tools
With thermal imaging, moisture meters and acoustic leak detection, we can often pinpoint it without opening walls.
Meter moving with everything off?Water is going somewhere. We find it without tearing the house apart.
Call (321) 985-3339Where hidden leaks hide in Eagle
- Second-floor laundry rooms over finished ceilings
- Hot-water lines in slabs, especially in single-level custom homes
- Recirculation pumps and their fittings near the water heater
- Wet bars and outdoor kitchens with lines through exterior walls
- Irrigation lines under hardscape and next to the foundation
- Roof valleys and skylights on complex rooflines, where water shows up far from where it got in
Homes on wells won’t have a city meter, so watch for the pressure pump cycling when nothing is running. That’s the same signal.
Common questions
How much does a hidden leak waste?
A slow drip may waste a few gallons a day. A broken line inside a wall can release hundreds. The water bill usually shows it before the walls do.
Will my insurance pay for leak detection?
Some policies cover the cost of finding a covered leak (called “tear-out” or access coverage), but not the repair of the failed pipe itself. Check your policy language.
What’s a slab leak?
A leak in a water line running under a concrete slab foundation. Warm spots on the floor, the sound of running water and cracked tile are common signs.
